Property Watch: Garden Island set for November auction

Have you ever dreamed of owning your own island? Well, someone is going to get the chance to fulfil that dream with Garden Island being listed for sale through auction.

Garden Island is one of about 20 islands in the Port Stephens area, but is the only one that can be built on. 

And, for just the second time in its history, which began in 1885, it is being sold. 

The vendors bought the island in 2001, according to marketing agent Adrian Culpin of McGrath Estate Agents Central Coast.

They built a three-bedroom, two-bathroom residence inspired by Japanese and Australian bush architecture in 2003 and Mr Culpin said “there is a view of the water from every room in the home”.

Two jetties were also added on opposite sides of the island, which is located a 10 to 15-minute boat ride from Soldiers Point Marina.

The home comprises a connected one and two-bedroom residence and Mr Culpin said there was plenty of scope for using the island as a home, weekender or as a bed and breakfast.

It is being taken to auction on November 5 with a price guide of $2.75million.

Still on North Arm Cove, Ivy Stevenson of Century 21 is marketing 116 Cove Boulevard and said the key selling point for the three-bedroom waterfront residence which is set over two levels was its own private jetty.

It has been listed for sale through private treaty with a price of $950,000.

WATER’S EDGE VIBE

New Warners Bay residential apartment development Water’s Edge was officially launched with a VIP night this month and is proving popular before even being released to the public.

PRDnationwide Newcastle Lake Macquarie is marketing the property and agent Paul Ashcroft has been “overwhelmed” by the response to the BLOC development.

He said 45 apartments of 112 on offer were put under contract in the first week of sales and the development will be released to the public within the next week.

Construction is due to start on the $80million project in February next year.

A much-loved family residence in Georgetown has been listed for sale for the first time in its 66-year existence and is expected to attract good interest with a price guide of $660,000 to $710,000.

The three-bedroom residence at 2 Hunter Street enjoys position on a 556sqm corner block and is being marketed by Kate Rundle of Walkom Real Estate.

One of the family members said the large backyard has been a feature of the home, hosting many milestone events throughout the years.

BAY BARGAIN

A property at 87 Bayview Street, Warners Bay offers the unique prospect of dual income rental potential, according to McGrath Estate Agent’s Simon Wall.

Mr Wall listed the property, which has a two-bedroom home as well as a self-contained granny flat, on September 26 and will take it to auction with a price guide of $500,000 to $550,000.

He said interest had come from first home buyers and investors.
