Property Watch: Luxury waterfront property in Belmont hits the market

There have been some amazing properties listed around Lake Macquarie of late and the most recent could be headed for a Belmont record.

Viking Realty’s Louise Vico is marketing a luxury residence in the exclusive Bellevue Road.

The owners bought vacant land at No.21 and built their dream home, designed by EJE Architects and constructed by Craig Marriott Builders in 2010.

The result was stunning. A five-bedroom Hamptons-style residence enjoys an elevated position on a 1356 square metre block with panoramic views over over Lake Macquarie.

It has a separate two-bedroom self-contained guest house, four-car garage, private jetty and is being marketed with a price guide of $3.5 million to $3.75 million.

Two other waterfront properties have sold in Bellevue Road this year, one for $2.235 million and another for $2.15 million.

Further around the lake, a four-bedroom Speers Point property on 1777 square metres overlooking the water and with two street frontages has generated plenty of interest since hitting the market on November 24.

The property at 288 The Esplanade includes an enclosed swimming pool and is being marketed by First National’s David Westerman. It is expected to attract interest around $1.8 million to $2 million. 

PARK PRESENCE

A Merewether home that has only been owned by the one family and backs on to Gibbs Brothers Oval is expected to be sought after.

The three-bedroom home at 60 Curry Street is set on 664 square metres, has a separate double garage and large workshop and gated access to the oval.

It is being marketed by Daltons Partners with a price guide of $1.6 million and will be taken to auction by David Phelan on December 16.

PRDnationwide’s Joel Soldado is marketing 1 The Avenue, Maryville, a two-bedroom home on 516 square metres with rare off-street parking for four cars and adjoining Islington Park.

It has a price guide of $850,000 and will be auctioned on December 23.

SUBURB RECORDS

Three new suburb records appear to have been set in the past 10 days.

Dalton Partners sold historic Lambton residence ‘Cartrefle’ for $1.54 million on November 23, setting a new residential house sale record for the suburb according to Australian Property Monitors.

In Caves Beach, McGrath Estate Agents sold stunning ‘Vantage Point’ in the exclusive Sea Cliff Place for $2.75 million, believed to be a suburb residential sale.

In Cessnock, Baird Real Estate sold a four-bedroom home in Chapman Street for $700,000. Agent Heath Baird believes it set a new a residential house sale record for the city.

According to APM, there have been 271 sales in Cessnock this year.

UNDER $500K

If you are looking for a home under half a million dollars then there have been a few hit the market this week.

Andriessen Property has listed 83 Wilkinson Avenue in Birmingham Gardens for $480,000, Elders Real Estate has listed 13 Chinchen Street, North Lambton for $430,000 to $470,000 and First National are marketing a five-bedroom home at 48 Steel Street, Jesmond with a price guide of $450,000 to $480,000.

A new boutique agency has opened in Tighes Hill.

Tracey Stewart Real Estate is operational and will officially be launched on Tuesday evening.

Ms Stewart is a licensed real estate agent, stock and station agent, strata manager, business broker and auctioneer.
