An original three-bedroom weatherboard residence on a double block in Merewether’s Patrick Street is set to go under the hammer on Saturday with bidding expected to start around the $1.65 million mark.
Andrew McGavin of Dalton Partners is marketing No.63, which is set for auction at 10am.
The one-owner home is positioned within walking distance of Bar Beach, The Junction Shopping Village and Darby Street cafes and restaurants and is set on around 520 square metres of land, divided into two separately titled blocks.
Mr McGavin said it offered a range of possibilities, subject to council approval.
“It is a bit unusual because it has one house positioned over two blocks of land, it’s quite unique in that respect and that is why there has been a lot of interest in it,” he said.
At 10.30am, not far away, First National Newcastle City will take 85 National Park Street, Merewether to auction with a guide of $1.1 million to $1.2 million.

Agent George Rafty described the home as “entry level” into the sought-after beachside suburb.
The agency also have a four-bedroom home on nearly 1000 square metres in New Lambton’s Florida Avenue going to auction at midday Saturday with a price guide of $780,000 to $850,000.
On March 3, Dalton Partners sold a four-bedroom home in Hamilton’s Steel Street ($780,000) and a freestanding terrace in Brooks Street, Cooks Hill ($840,000) under the hammer.
A three-bedroom terrace at 69 King Street in Newcastle East built circa 1890 and in the landmark Court Chambers building was marketed with a price guide of $990,000 and sold at auction for an undisclosed sum.
At PRDnationwide’s auction night at Watt Street Commercial Centre on Wednesday night they recorded a 100 per cent clearance rate. The state average is reportedly around 65 per cent.
