Townhouse living with high-quality finishes and space for families to grow were key factors considered in the design phase of Park Grove on Charlton.
Newcastle-based building company Future Built are behind the Lambton development, which comprises nine two-storey townhouses.
Future Built development manager Amy Neary said they wanted to deliver a product to market that was different to previous offerings.
“In our design we were able to include an additional retreat space in several of the townhouses to give the option of a guest space or additional lounge room,” Ms Neary said.
The project was completed in nine months with a mix of materials used.
“In builds like this we find it crucial to enable as much light and space into each home,” Ms Neary said.
“On this project we were able to do this through the use of glass balustrade. We also ensured the use of large amounts of windows, glass sliding doors and light earthy tones to support this.”
The development has been built at 3-5 Charlton Street in Lambton.
Ms Neary said the site was originally two weatherboard cottages, one of which remains and will be renovated in the next month.
The house remains at the front of the build and was subdivided off from the strata plan of the townhouse development.
Future Built primarily specialise in the construction of multiple dwelling projects, townhouses and unit developments.
In the next 12 months, the company have over 25 townhouses scheduled to be constructed throughout Newcastle and Lake Macquarie including developments in Kotara and Mount Hutton.
“We are definitely finding there is a strong demand for newly built townhouses that provide quality finishes and enable people to still entertain within their home whilst reducing the maintenance and upkeep that a traditional home demands,” Ms Neary said. “People want to be provided with a warm, open and quality-built space to make the townhouse or unit their home.”
Most of the townhouses in Park Grove on Charlton were sold off the plan.
Two are on the market.
Location and design elements have proven a key selling factor for Park Grove on Charlton, according to agent Damon Sellis.
Mr Sellis, of Street Property, has marketed several of the nine townhouses already with two remaining on the market.
“They are really nice three-bedroom townhouses and finish, price and value have been the driving factors,” Mr Sellis said.
“Six out of the nine have a second living space or potential fourth bedroom and they have some really beautiful above average finishes compared to your average townhouses in our market.
“The buyers have all been owner occupiers and a lot of people are liking that location and seeing it as a potential growth spot.”
They are being marketed for $590,000 to $630,000.
Features include open plan living, a stone-topped kitchen with Ilve appliances and floor-to-ceiling tiles in both bathrooms.
