There are plenty of apartments popping up around Newcastle but you would be hard-pressed to find one that compared to a penthouse with views of Newcastle beach and its own private rooftop garden.

Greg Handsaker, of Walkom Real Estate, is marketing the “one off” top floor apartment at 38 Zaara Street with a price guide of $2.795 million.

It is the first time the expansive property has been listed for sale since it was built 15 years ago.

There is 301 square metres of apartment and 256 square metres of deck, plus a double lock-up garage.

“It’s like an architect-designed residence on top of a building and it’s a true penthouse. It doesn’t share the floor with any others,” Mr Handsaker said.

“It’s only a small development and it occupies the whole top floor. You exit the lift into your own apartment.”

Open plan living, kitchen and dining extend to the rooftop terrace. There are three large bedrooms as well as a guest room and two bathrooms.

The home enjoys views of the city, Nobbys, the harbour and Newcastle beach. The modern kitchen even has a window splashback with water views.

“You’ve got natural light and cross-ventilation right through, and there’s the sense of proportion,” Mr Handsaker said,.

He said there has been “keen interest”, all local, since the property came to market just over a week ago.

“It’s a big block and it’s very private,” Mr Campbell said.

“It has stunning views and the house has been designed to enjoy those. It has two big entertaining decks and it’s just a beautiful home.

“We’ve had some good interest, local, Sydney and from further up the coast. It’s been a good catchment of people who have come through for a look.

“Ones with absolute waterfronts in Coal Point, they’re a real limited supply and at any one given time there are never a lot of them on the market.”

The home has a staircase down to the waterfront but doesn’t have a boat shed, jetty or slipway.

“About entry level, just to get on the waterfront at Coal Point, is about $1 million,” Mr Campbell said.

“For our better waterfronts, we just sold 11 Grant Road for $2.55 million. That’s the top end.

“So the range is anywhere from around $1 million up to about two-and-a-half to three million.”
