SafeHands Property Management is a division of one of Newcastle’s most recognised property agencies, PRDnationwide Newcastle and Lake Macquarie.

It began in 2010, to satisfy the demand from investors purchasing property through PRD looking for a one stop shop to manage their investment portfolio. Today it extends property management services for residential homes, apartments and commercial lettings  in Newcastle, Lake Macquarie and into the lower Hunter Valley.

Offering a 360-degree approach and a team of 11 skilled property managers, all aspects of property management are taken care of.

“We find that owners look for an agency that can maximise rental return, provide high quality tenants and ensure that the property is re-let quickly.

“It’s crucial to communicate every step of the way.  High quality inspection reports and financial statements along with rapid action when repairs are required sit high on the priority list of our owners. They want an agency that anticipates what needs to happen so that they don’t have to,” says Shula Kentwell, CEO and Licensee of Safe Hands Property Management.

While property owners want to be able to hand the reins to an agent, it’s important, she says, to do some homework before you do.

“Finding the best is not about who offers the lowest fees. It’s about quality of service and how they market your property, select the right tenant for you and ensure you receive a strong return on your investment.

“A solid property management firm will be a member of REINSW and will use first class property management systems and training.

“Ask questions like how many days on average a rental property is on the market between leasing, what percentage of tenants are in arrears on rent payments, how effective the agency is at conducting rental reviews and the efficiency of their repairs and maintenance division.”

While clients represent a diverse mix of landlords ranging from portfolio investors to families, out of town investors are on the rise. Last year they began managing commercial premises and now have over 100 commercial leases underway.

“It is an exciting time to be investing or living in Newcastle. PRD Newcastle new projects division has over 650 off the plan residences under construction or in the pipeline.

“We work with investors and home purchasers from sale through to property management. Our residential sales division also sells around 700 properties per year and around 40% of these are sold to investors who look to us to manage their investment for them.

“We showcase rental properties as if they are for sale, using professional photography, floor plans on request and styling if required. We advertise on a selection of websites and social media platforms for maximum exposure.”
