Close proximity to arterial roads is expected to make a large Central Coast site popular with developers.
Matt Kearney, of Colliers International, is marketing 37-53 Albert Warner Drive in Warnervale.
The 4.978-hectare property is located close to the M1 Pacific Motorway and Warnervale train station.
It is positioned adjacent to Lakes Grammar and within a short drive of Tuggerah Westfield shopping centre, Tuggerah Lake and the coast.

“It has DA [Development Application] approval for 52 residential lots and has got potential for 75 dwellings,” Mr Kearney said.
“It is close to the M1 and walking distance to the train station, which makes it a great site for commuters to Sydney.
“It’s a short drive to Toukley and the beach and there is a genuine lifestyle there.”
The site is zoned R2 Low Density Residential under Wyong Local Environmental Plan 2013.
Accessibility and affordable housing will be considerations for potential home buyers.
“You've got adjoining estates that have blocks of land selling in the $300,000-plus,” Mr Kearney said.
“We would expect offers of more than $5 million and would expect local, statewide and national interest from residential developers and home builders.”
The property is being sold through expressions of interest, closing January 24.
